Here are some professional tips for submitting your strongest offer possible without overpaying.

1) Justify your offer price. Show the seller comps in their neighborhood and explain why their home is worth what you’re offering. Some buyers and agents even include articles about the local or regional real estate market to justify going in at a discount of market value.

2) Provide proof of funds & your financing approval letter. At the very least show them a copy of a bank statement with your down payment funds. Use a sharpie to mark out any sensitive information like your SSN#.

3) If you plan on using the home as your primary residence, write them a letter about yourself &/or your family and explain how you plan to enjoy the home for years to come. People get very attached to their homes and will many times sacrifice getting the last dollar on the table to ensure that their home is purchased by a nice person or family.

4) Close Quickly. Get your financing in order and schedule that home inspection quickly. Sellers often go by the idiom “one in the hand is better than two in the bush” and would sacrifice some of their equity to get to a quicker closing. Get the inspection within 7-10 days and try to close within 21 days if you’re paying cash and 30 days or less if financing involved.
